Whether you're buying a townhouse a short walk from Ringwood station, a family home in Croydon, or a sloping block with a view in Mount Evelyn, a purchase in Melbourne's outer east can look simple on the surface and turn out to have a lot going on underneath. Between the contract, the Section 32 and the settlement date, it's easy to feel out of your depth — and that's exactly what we're here for. The good news: you don't need a local office, and you don't have to work it out alone. We do the careful legal work, explain everything in plain English, and keep you informed the whole way, so you can focus on the move rather than the fine print.

Do I need a local conveyancer in Ringwood?
No — conveyancing in Victoria works the same way statewide and is done electronically, so a lawyer in St Kilda can handle a Ringwood, Croydon or Lilydale purchase or sale just as well as one down the road. Contracts and Section 32 statements are exchanged by email, documents are signed electronically, searches are ordered online, and settlement happens through PEXA on the agreed day without anyone attending in person. What really matters is that the person handling your matter actually reads the contract and Section 32 and explains them to you — and at Fogarty Oliver Rothschild, that's Elisa, every time.

What's the property market like in Ringwood, Croydon and the Yarra Ranges?
The outer east is really two markets. In the City of Maroondah — Ringwood, Ringwood East, Croydon and Heathmont — you'll find established family homes, older units and newer townhouse developments, particularly around Eastland and Ringwood station. Further east, in the Yarra Ranges Shire — Lilydale, Mooroolbark, Mount Evelyn and up into the Dandenong Ranges — blocks get bigger and steeper, and planning controls for bushfire risk and landscape protection matter much more.
What should I check before buying in Ringwood, Croydon or Lilydale?
Every purchase is different, but these are the things we look at most closely for properties in the outer east:
Units and townhouses with an owners corporation. Many Ringwood and Croydon units and townhouses have an owners corporation. We read its certificate for fees, special levies already approved, and major works coming up.
Townhouse developments near Eastland and the station. If you're buying off the plan or newly built, we check whether the plan of subdivision is registered, the sunset date, and the builder's warranty insurance.
Bushfire overlays and steep blocks. Large parts of the Yarra Ranges are covered by a Bushfire Management Overlay, which can affect what you can build or extend. On steep hillside blocks we also look at what's disclosed about retaining walls and building permits. We check the planning certificate and the Section 32 so you know before you commit.
Vegetation and landscape overlays. Toward the ranges, overlays such as the Significant Landscape Overlay and vegetation protection controls can mean you need a permit to remove or prune trees — which matters if you're planning a driveway, a shed or an extension.
Septic and unsewered properties. Some properties in the hills aren't connected to reticulated sewerage and rely on a septic or other on-site wastewater system. We check what the Section 32 says about services and help you understand what to ask about the system's condition and approvals.

What goes wrong without a proper contract review?
Most problems we see could have been caught before signing. A few common ones:
- The special levy nobody mentioned. An owners corporation has already voted for major repairs, and the new owner inherits a large bill. It's usually visible in the owners corporation certificate — if someone reads it.
- The townhouse that wasn't finished. A buyer signs off the plan expecting to move in next year, but the plan of subdivision isn't registered and the sunset date gives the developer room to delay — or end the contract.
- The extension without a permit. Building work done without a permit, or owner-builder work without the right paperwork, becomes the buyer's problem after settlement.
- The overlay that changed the plan. A bushfire, landscape or vegetation overlay limits the extension, shed or tree clearing the buyer had in mind.
None of these mean you shouldn't buy. They mean you should know before you sign.
What if I'm selling in Ringwood, Croydon or the Yarra Ranges?
If you're selling, the Section 32 vendor statement has to be right before your property goes to market — if something is missing or wrong, a buyer may be able to end the contract. That includes overlays, owners corporation details and whether the property is sewered. We prepare the Section 32 and contract, order the searches and certificates, and work with your agent so the campaign isn't held up.
What happens when you call us about a property in the outer east?
The first 30 minutes are free. Here's how it actually works:
- You call or send an enquiry through the contact form or email. Your details and a brief outline of the matter come straight to Elisa.
- Elisa returns your call personally — usually the same day.
- The free 30-minute consultation covers what you're buying or selling, where you're up to, what's worrying you, and anything urgent (an auction this weekend, a cooling-off period running, a contract about to be signed).
- A free first review of the contract and Section 32 if you're buying — ideally before you sign or bid.
- Your fixed fee in writing before any work begins.
- We handle the rest — the lender, the other side, searches, PEXA and settlement — and you'll always know where things are up to.

Frequently asked questions
How much does conveyancing cost in Ringwood, Croydon or Lilydale?
Our conveyancing fee is $660–$990 fixed, depending on the work involved, confirmed in writing after a free 30-minute consultation and before any work starts. Searches and certificates are charged at cost with no markup, and stamp duty is paid separately to the State Revenue Office.
Which council covers my property?
Ringwood, Croydon and Heathmont are in the City of Maroondah. Lilydale, Mooroolbark, Mount Evelyn and the Dandenong Ranges townships are in the Yarra Ranges Shire. Its planning scheme sets the overlays shown in your Section 32.
Does a bushfire overlay mean I shouldn't buy?
Not necessarily. A Bushfire Management Overlay mainly affects new building and extensions. We'll tell you whether one applies and what it means for your plans.
Can you review my contract before I sign?
Yes. Send us the contract and Section 32 and Elisa will do a free first review, so you know about anything concerning before you commit. If you're buying at auction, the earlier you send it, the better.
Will I deal with a paralegal or the lawyer?
The lawyer. Elisa Rothschild BA/LLB reviews your contract and Section 32 herself and is your point of contact from the first call to settlement.
