Buying a home in Victoria has three main costs: the stamp duty you pay the State Revenue Office, the conveyancing fee for the legal work, and the disbursements(searches and certificates) paid on your behalf. Stamp duty is by far the biggest — so the calculator estimates all three and shows your all-in total, with the first-home-buyer exemption applied if it's your first place.

Is this a real conveyancing calculator?
Yes. Unlike many 'calculators' that are really just quote forms, this one actually works out your numbers — it estimates your Victorian stamp duty, the fixed conveyancing fee and typical disbursements, and shows you the total on screen. How is stamp duty calculated in Victoria?
Victorian land transfer (stamp) duty is worked out on the property's dutiable value using the State Revenue Office's general rate — a sliding scale that reaches 5.5% to 6.5% on higher-value properties. First-home buyers pay no duty up to $600,000 and a reduced amount between $600,001 and $750,000. The calculator applies these rates for an estimate; your exact figure depends on your circumstances.
Do first-home buyers pay stamp duty in Victoria?
First-home buyers buying a home to live in pay no stamp duty up to a $600,000 purchase price, and a concession applies on a sliding scale from $600,001 to $750,000. Above $750,000 standard duty applies. Tick the first-home-buyer box in the calculator to see the difference.
What does the conveyancing fee include?
At Fogarty Oliver Rothschild the fixed conveyancing fee of $660–$990 covers the full job done by a qualified solicitor — contract and Section 32 review, all searches, owners corporation and title checks, stamp duty coordination and PEXA settlement. Disbursements (searches, certificates, the PEXA fee) are passed on at cost with no markup.

Who pays stamp duty — the buyer or the seller?
In Victoria the buyer pays stamp duty; sellers don't. That's why the calculator only shows stamp duty when you choose 'I'm buying'. Sellers still have a conveyancing fee, the Section 32 vendor statement and a mortgage discharge to budget for.
