PEXA (Property Exchange Australia) is the electronic conveyancing platform through which all property settlements in Victoria are now conducted. It replaced the old paper-based settlement process in 2019 and is now mandatory for transfers, mortgages, discharges, caveats and most other Land Registry transactions. For clients the change is mostly invisible — but the underlying mechanics are important if anything goes wrong.
What PEXA actually does
On settlement day, PEXA brings together every party to the transaction — incoming mortgagee, outgoing mortgagee, purchaser's representative, vendor's representative, and the Land Registry — into a single online 'workspace'. Funds and title documents are exchanged simultaneously. When settlement completes the title transfers and the funds are credited within the same electronic transaction, eliminating the gap between document exchange and registration that existed under the old paper system.
Why it matters for you
PEXA settlements are faster and more reliable than the old paper system, but they depend on every participant being properly subscribed and coordinated. If your conveyancing solicitor is not a PEXA subscriber, they have to engage a third-party agent to settle — adding cost and risk. I am a PEXA subscriber and conduct settlements directly.

Frequently asked questions
Can a private buyer or seller use PEXA directly?
No. PEXA subscriptions are restricted to lawyers, conveyancers, banks and financial institutions. A private party needs to engage a PEXA-subscribed legal representative or conveyancer.
What happens if PEXA has an outage on settlement day?
PEXA has fallback procedures and settlement is rescheduled to the next available time. Outages are infrequent and brief.
