In Greater Dandenong, you may be buying a unit on a subdivided block, a house with a second dwelling behind it, or an established family home — and the paperwork for each is different. Between the contract, the Section 32 and the owners corporation documents, it's easy to feel out of your depth — and that's exactly what we're here for. The good news: you don't need a local office, and you don't have to work it out alone. We do the careful legal work, explain everything in plain English, and keep you informed the whole way, so you can focus on the move rather than the fine print.

Do I need a local conveyancer in Dandenong?
No — conveyancing in Victoria works the same way statewide and is done electronically, so a Melbourne-based lawyer can handle a Dandenong, Springvale or Keysborough purchase or sale just as well as a local one. Contracts and Section 32 statements are exchanged by email, documents are signed electronically, searches are ordered online, and settlement happens through PEXA on the agreed day without anyone attending in person. What really matters is that the person handling your matter actually reads the contract and Section 32 and explains them to you — and at Fogarty Oliver Rothschild, that's Elisa, every time.
If you'd feel more comfortable with a family member or an interpreter on the call, that's welcome — we're happy to work through the documents together by phone or video.

What's the property market like in Dandenong, Springvale and Keysborough?
The City of Greater Dandenong takes in Dandenong, Dandenong North, Springvale, Noble Park and Keysborough. Much of the housing is established — post-war and later brick and weatherboard homes on traditional blocks — and many of those blocks have since been subdivided into units and townhouses or developed with a second dwelling. Keysborough also has newer estates. The area attracts a mix of first home buyers, families upsizing and investors.
What should I check before buying in Dandenong, Springvale or Keysborough?
Every purchase is different, but these are the things we look at most closely for Greater Dandenong properties:
Units and townhouses with owners corporations. Many units here are on small subdivisions where the owners share a driveway, fences or garden areas as common property. We read the owners corporation certificate for fees, insurance and special levies — and, in small unit groups with no manager, whether the insurance and paperwork are actually up to date.
Subdivided lots and dual occupancy. A block with two dwellings isn't always two titles. We check the title and plan of subdivision so you know exactly what you're buying, along with easements, shared services and building permits for the second dwelling.
Buying as an investor. If the property is tenanted, we check the lease, the bond and what the contract says about the tenancy at settlement. We'll also flag land tax and, if you're not an Australian citizen or permanent resident, the foreign purchaser additional duty and approval requirements, so there are no surprises.
First home buyer benefits. First home buyers may be eligible for stamp duty exemptions or concessions, and for a new home, the First Home Owner Grant. We check your eligibility and lodge the right forms.

What goes wrong without a proper contract review?
Most problems we see could have been caught before signing. A few common ones:
- The special levy nobody mentioned. An owners corporation has already voted for major repairs, and the new owner inherits a large bill. It's usually visible in the owners corporation certificate — if someone reads it.
- The second dwelling that wasn't what it seemed. A buyer expects a separate title, a separate address or approved rental income from a dwelling at the back, and finds the planning and building approvals don't support it.
- The extension without a permit. Building work done without a permit, or owner-builder work without the right paperwork, becomes the buyer's problem after settlement.
- The easement under the backyard. A drainage or sewerage easement limits where the buyer can build, extend or put a pool.
None of these mean you shouldn't buy. They mean you should know before you sign.
What if I'm selling in Dandenong, Springvale or Keysborough?
If you're selling, the Section 32 vendor statement has to be right before your property goes to market — if something is missing or wrong, a buyer may be able to end the contract. We prepare the Section 32 and contract, order the searches and certificates, and work with your agent so the campaign isn't held up.
What happens when you call us about a Dandenong property?
The first 30 minutes are free. Here's how it actually works:
- You call or send an enquiry through the contact form or email. Your details and a brief outline of the matter come straight to Elisa.
- Elisa returns your call personally — usually the same day.
- The free 30-minute consultation covers what you're buying or selling, where you're up to, what's worrying you, and anything urgent (an auction this weekend, a cooling-off period running, a contract about to be signed).
- A free first review of the contract and Section 32 if you're buying — ideally before you sign or bid.
- Your fixed fee in writing before any work begins.
- We handle the rest — the lender, the other side, searches, PEXA and settlement — and you'll always know where things are up to.

Frequently asked questions
How much does conveyancing cost in Dandenong?
Our conveyancing fee is $660–$990 fixed, depending on the work involved, confirmed in writing after a free 30-minute consultation and before any work starts. Searches and certificates are charged at cost with no markup, and stamp duty is paid separately to the State Revenue Office.
I'm buying a unit in Springvale. What is an owners corporation certificate?
It's a document the owners corporation provides, attached to the Section 32, showing the fees, any amounts owing, special levies, insurance and other key information about the common property. It tells you what you'll be paying and whether any big costs are coming.
Can I bring a family member or interpreter to the consultation?
Yes. You're welcome to have someone join the call — by phone or video — to help you go through the contract and Section 32 with Elisa.
Can you review my contract before I sign?
Yes. Send us the contract and Section 32 and Elisa will do a free first review, so you know about anything concerning before you commit. If you're buying at auction, the earlier you send it, the better.
Will I deal with a paralegal or the lawyer?
The lawyer. Elisa Rothschild BA/LLB reviews your contract and Section 32 herself and is your point of contact from the first call to settlement.
