In Melbourne's inner north and north-west, you're often buying an older weatherboard or brick home that's been renovated more than once, or an apartment on a busy shopping strip — often at auction. Between the contract, the Section 32 and an auction date that won't move, it's easy to feel out of your depth — and that's exactly what we're here for. The good news: you don't need a local office, and you don't have to work it out alone. We do the careful legal work, explain everything in plain English, and keep you informed the whole way, so you can focus on the move rather than the fine print.

Do I need a local conveyancer in Coburg, Preston or Essendon?
No — conveyancing in Victoria works the same way statewide and is done electronically, so a lawyer in St Kilda can handle a Coburg, Preston or Essendon purchase or sale just as well as one around the corner. Contracts and Section 32 statements are exchanged by email, documents are signed electronically, searches are ordered online, and settlement happens through PEXA on the agreed day without anyone attending in person. What really matters is that the person handling your matter actually reads the contract and Section 32 and explains them to you — and at Fogarty Oliver Rothschild, that's Elisa, every time.

What's the property market like in Coburg, Preston, Essendon and surrounds?
This page covers three councils. Merri-bek (renamed from Moreland in 2022) takes in Coburg, Brunswick and Pascoe Vale; Darebin covers Preston, Northcote, Thornbury and Reservoir; and Moonee Valley includes Essendon, Moonee Ponds and Ascot Vale. All three have many Victorian, Edwardian and interwar weatherboard and brick homes, often renovated, with heritage overlays over parts of each area. Along Sydney Road, High Street, Mount Alexander Road and around activity centres such as Coburg, Preston and Moonee Ponds, apartments and townhouses with owners corporations are common, and houses are frequently sold at auction.
What should I check before buying in Coburg, Preston or Essendon?
Every purchase is different, but these are the things we look at most closely for properties in the inner north and north-west:
Heritage overlays. Many streets in these councils sit within a heritage overlay, which can mean you need a planning permit to demolish, change the front of the house or build a visible extension. We check the planning certificate so you know what you can realistically do.
Renovations, extensions and building permits. Older homes here have often been extended. We check what building permits are disclosed and whether anything suggests unpermitted work. If the seller did the work as an owner-builder in the last six and a half years, they generally have to give you a defects report and domestic building insurance — and we check that they have.
Apartments and owners corporations. For apartments and townhouses along Sydney Road, High Street and the activity centres, we read the owners corporation certificate for fees, special levies, disputes and rules about pets, parking and short-stay letting, and look at anything disclosed about cladding or building defects.
Auction timing. If you buy at auction, or within three business days before or after an advertised auction, there is no cooling-off period. Your contract is binding the moment you sign. We review the documents before auction day so you can bid knowing what you're signing.

What goes wrong without a proper contract review?
Most problems we see could have been caught before signing. A few common ones:
- The special levy nobody mentioned. An owners corporation has already voted for major repairs, and the new owner inherits a large bill. It's usually visible in the owners corporation certificate — if someone reads it.
- The extension without a permit. Building work done without a permit, or owner-builder work without the right paperwork, becomes the buyer's problem after settlement.
- The planning overlay that changed the plan. A heritage overlay limits the renovation or second storey the buyer had in mind.
- The auction with no way out. A buyer bids without having the contract reviewed, then discovers a problem after signing — when there's no cooling-off period to fall back on.
None of these mean you shouldn't buy. They mean you should know before you sign.
What if I'm selling in Coburg, Preston or Essendon?
If you're selling, the Section 32 vendor statement has to be right before your property goes to market — if something is missing or wrong, a buyer may be able to end the contract. We prepare the Section 32 and contract, order the searches and certificates, and work with your agent so the campaign isn't held up.
What happens when you call us about a Coburg, Preston or Essendon property?
The first 30 minutes are free. Here's how it actually works:
- You call or send an enquiry through the contact form or email. Your details and a brief outline of the matter come straight to Elisa.
- Elisa returns your call personally — usually the same day.
- The free 30-minute consultation covers what you're buying or selling, where you're up to, what's worrying you, and anything urgent (an auction this weekend, a cooling-off period running, a contract about to be signed).
- A free first review of the contract and Section 32 if you're buying — ideally before you sign or bid.
- Your fixed fee in writing before any work begins.
- We handle the rest — the lender, the other side, searches, PEXA and settlement — and you'll always know where things are up to.

Frequently asked questions
How much does conveyancing cost in Coburg, Preston and Essendon?
Our conveyancing fee is $660–$990 fixed, depending on the work involved, confirmed in writing after a free 30-minute consultation and before any work starts. Searches and certificates are charged at cost with no markup, and stamp duty is paid separately to the State Revenue Office.
I'm bidding at auction on Saturday. Can you review the contract in time?
Yes — the earlier you send it, the better. Elisa will do a free first review of the contract and Section 32 and talk you through anything that concerns you before auction day, because once you sign at auction there's no cooling-off period.
Can I extend a house in a heritage overlay?
Often, yes — but you'll usually need a planning permit from the council, and the design may be limited, particularly for anything visible from the street.
Can you review my contract before I sign?
Yes. Send us the contract and Section 32 and Elisa will do a free first review, so you know about anything concerning before you commit. For apartments, include the owners corporation certificate if you have it.
Will I deal with a paralegal or the lawyer?
The lawyer. Elisa Rothschild BA/LLB reviews your contract and Section 32 herself and is your point of contact from the first call to settlement.
